A Home Inspector in Dallas Told Me to Check One Thing Before Buying Any Fixer Upper
I walked through 14 houses with clients over 6 weeks before I figured out the trick. The inspector, Mike, was tagging along on a place near White Rock Lake when he stopped in the hallway and said "stand right here and feel that." The floor was soft under my boots. He showed me how to bounce my weight on my heels in every room, and if the floor gives, the joists are probably rotted or the foundation is moving. I tried it on 3 more houses, and 2 of them had the same soft spots. He said most buyers never do it because they're looking at paint and countertops. Now I do this before I even look at the kitchen. Have any of you ever caught a bad house just by feeling the floor?
