A client's comment about curb appeal totally shifted my approach
I had this one listing in Dilworth last spring, a cute bungalow that just sat on the market for 3 weeks. A buyer finally told me straight up, 'your photos make it look like a house, not a home.' That really stuck with me. So I started staging with just a few personal touches, like a cozy chair by the window or a simple vase on the counter, and the next property in Plaza Midwood got an offer in 4 days. Has anyone else had a buyer's blunt feedback completely change their marketing strategy?

Did you try adding any outdoor touches too? I put a small bench and a potted plant on the porch of my last listing. The first open house had 12 people walk through.

Counted 12 people at the open house, but did you track how many of them actually came back with a real offer after seeing the bench and plant? Putting furniture out front sounds nice, but I wonder if it actually made buyers pause or if they just filed right past it. What kind of plant did you pick, something low maintenance or did you try to make a statement? Because I've seen people go overboard and end up looking like they're selling a garden center instead of a house.
