Can we talk about the crazy bidding wars in NoDa right now?
I mean, we just lost out on a house over there after offering 25k over asking. The real problem was the inspection period, or lack of one. Our agent told us to try waiving the inspection contingency completely, which felt insane. But we did it on the next place we liked, a little bungalow listed at 425k. We still lost, but we came in second instead of fifth. The winning offer was apparently all cash and 40k over. It's wild out there. I know it's risky, but skipping that contingency seems to be the only way to even get looked at in some neighborhoods. Has anyone actually had a good inspection after buying a house sight-unseen in Charlotte?

Wait, you can still do an inspection for info, you just can't ask for fixes or back out. My agent calls it an "informational inspection" and we did that. Found some stuff, but nothing that killed the deal. Did your agent explain that option?
