Can we talk about these new home inspection requirements?

Back in 2020 when I bought my first house in Charlotte, the inspector spent maybe 2 hours total and gave me a 10 page report. Now I'm selling that same house and the buyer's inspector spent 4 hours here last week, checking every outlet and taking photos of the attic insulation. Has anyone else noticed home inspections getting way more detailed over the past few years?

My friend in Raleigh just sold her place and the buyer's inspector literally took pictures of the caulking around her bathtub and measured the gap under the front door with a ruler. She said it took almost 5 hours and the report was over 50 pages.

Well shoot, that makes me wonder if insurance companies are driving this whole thing behind the scenes. I bet half those 50-page reports are just covering the inspector's backside in case a claim gets filed later.
