Closed on my first rental near NoDa last Tuesday after 7 months of looking
I finally closed on a duplex off 36th Street near NoDa last Tuesday. Started looking back in March and lost 4 bids before this one, two of them went for $30k over asking. This place was listed at $385k and I got it for $372k because the seller wanted a fast close and my lender moved quick. The units are both 2 bed 1 bath and the back one already has a tenant paying $1,450 a month. I ran the numbers a hundred times and it cash flows about $300 after everything, which honestly feels huge for my first deal. For anyone who has done this longer, how do you handle the first repair call when you don't have a go to handyman yet?
