Hot take: stop calling every craftsman bungalow a "fixer upper"

I toured a house in Dilworth last week where the agent said it just needed "cosmetic updates" but the foundation had a 4 foot crack you could see from the street. Has anyone else noticed agents using the wrong terms to make places sound better than they are?

My buddy bought a "cosmetic fixer" and the whole back porch collapsed week two.

I mean maybe he just got unlucky, fixers can work out fine.
