I thought I knew the Charlotte market until a seller on Commonwealth Ave schooled me on comps
I always figured I had a good feel for pricing in Plaza Midwood, so when a seller asked $410k for a renovated bungalow I told her she was about $30k too high. She pulled out her own list of five recent sales, all within four blocks, and every single one closed above asking. I sat there realizing I had been using zips and broad neighborhood lines instead of actual street by street data. Now I pull block level sales before I open my mouth, and it has changed how I talk to clients. Does anyone else here build comps by street first, or am I the last one still thinking in zip codes?
