Just realized my closing date got moved because of a missing HOA document, and I was sitting in my car in Ballantyne when I found out
I was parked outside the title office on Thursday at 8:45 in the morning, ready to sign papers on a townhouse off Rea Road, and my agent called to say the whole thing was pushed back 6 days. The HOA management company had never sent the resale certificate, and they told us it would take up to 10 business days to process a $175 rush fee. I drove straight to their office on Arrowood, walked in with the signed contract and a printed email chain, and sat in the lobby until someone handed me the packet. We closed the following Tuesday instead of that Friday. If your HOA uses a third party manager, call them yourself about 3 weeks out and get a name and a direct extension, because the agent's emails were going into a void. Has anyone else had to go in person to get a resale cert moving?
