Listed my rental house 20% under market value on a Thursday and got 37 showings in 48 hours

I figured I'd test out pricing it low to start a bidding war, but I didn't expect two offers to come in $15k over asking with cash by Saturday morning. Has anyone else tried listing way under comps just to see what happens?

37 showings in 48 hours" - man, I wish my phone blew up like that for anything other than pizza delivery notifications. I tried listing my place 10% under comps once and got three showings from people who just wanted to argue about the carpet color. Your mileage may vary I guess, but congrats on accidentally winning the landlord lottery.

Fair enough, I see it different though. The market's just weird right now. Some places get mobbed and others sit forever, even when priced right.
