My buyer's inspection failed on a 3 year old house in Mint Hill today
The HVAC coil was completely shot and the builder grade water heater was already leaking. How do you even negotiate with a seller who thinks their home is still 'new'? Anyone dealt with that lately?

A three year old house and it's already falling apart? Sounds about right. I wouldn't lose sleep over it, just ask for a credit and move on.
