Reese makes a good point about insurance, but here's what helped me when I was buying my first place. I actually paid a little extra to have a specialist come look at the roof and the HVAC system separately. The regular guy was thorough, but those pros found stuff he never would have caught, like a tiny crack in the furnace heat exchanger. It cost me like $250 extra, but it saved me thousands in repairs down the road. Maybe it's worth asking the inspector if they do add-on specialty checks or if you can bring in a specialist for the big stuff. That way you're not just relying on one person's eyes for everything.
