My realtor told me I was overpricing my flip by $18k and I almost ignored her

I had this 3br in Plaza Midwood that I was dead set on listing at $425k because I put $40k into the kitchen alone. She showed me comps from the last 60 days and proved the ceiling was actually $407k based on square footage, not my granite countertops. Has anyone else had to swallow that kind of pricing reality check from their agent?

Did you really think the kitchen remodel would let you completely ignore sq footage comps, or was it more about not wanting to feel like the money was wasted?

Kept it simple with my own reno - I focused on how the upgrade would feel to me day to day, not on resale numbers. Found that putting in nicer counters and appliances made the space actually enjoyable to cook in, which nobody's going to put a price on. Worked out fine when I sold too, because buyers could just see the place was well done.
