That hit me weird because I had been obsessing over rates and closing costs for like 3 months straight. She explained how certain blocks here flip faster based on school zones and sidewalk access, not just the listing photos. I walked out realizing I was treating a home like a stock ticker instead of a place with street-level patterns. Now I'm asking every seller's agent about turnover history on their street before I even book a tour. Has anyone else gotten a lender or agent tip that completely flipped your search criteria mid-process?
