Open house Saturday was a total zoo, 47 groups in 4 hours

I hosted an open house off Providence Road last weekend and honestly lost count around 2pm. 47 groups came through, which sounds great until you realize half of them were just grabbing the free cookies and asking if the basement flooded in 2015. One couple literally argued about the backsplash for 20 minutes in the kitchen while their kid played with the thermostat. The funny part is the listing was priced at $525k, about 15k over comps, and we still got two offers by Sunday night. I think the school district buzz is doing way more work than the actual house. Anyone else seeing this kind of chaos on the east side, or is it just my neck of the woods?

Did your open house hand out cookies too, or was that just my excuse for showing up twice? I almost bought a house last year just because they had a good snack table.
