Shoutout to the county tax records for clearing up my whole 'fair price' confusion

Been hunting a place near Plaza Midwood for months and kept seeing asking prices that felt insane, like $450k for a 2 bed. Finally dug into the Mecklenburg County parcel search last Tuesday and realized the tax assessed values were $100k below what sellers were listing. That gap hit me harder than I expected. Turns out a bunch of these flips are being priced off what someone paid in 2021, not what the house actually appraises for now. Anyone else use the tax data to negotiate, or am I just overthinking the whole thing?

...and honestly it's the same game everywhere you look now. People list based on what their neighbor's cousin's best friend paid during the crazy years, not what math says the place is worth. I've started checking the tax records on everything, even cars and appliances, just to keep my head straight.
