Showerthought: I brought a 3-ring binder full of comps to a showing in Plaza Midwood and the seller's agent thought I was nuts
So about six weeks ago I toured a little 1940s bungalow over by Commonwealth Ave and I decided I was gonna be the most prepared buyer ever. I printed out 14 pages of comps on recent sales nearby, tabbed them by street, and even made a one page summary with a little chart on it. The listing agent opened the door, looked at my binder, and just said "oh, you're one of those" and kind of laughed. I tried to bring up a sale two blocks over that was $12k lower and she kept steering the talk back to how the kitchen was redone two years ago, which, to be fair, it was nice. I walked out thinking I totally blew it, but my agent called me the next morning and said the listing agent told her she liked that we "came with real numbers" and our offer got looked at first. Stuff like this makes me think the whole thing runs on vibes more than people admit. Did anyone else ever show up with actual paperwork and get a weird reaction like that? Would love to know if the binder thing actually matters or if I just got lucky here.
