Showerthought: I was totally against townhomes until I saw one in Plaza Midwood

For years, I only looked at single-family homes, thinking townhomes were too small and had bad rules. Then, last Tuesday, my agent showed me a three-bedroom place on Clement Avenue listed at $525,000. It had a rooftop deck with a view of the city skyline, which I didn't even know was a thing here. The whole layout felt way bigger than I expected, and the HOA covered exterior stuff I hate doing, like roof repairs. That one tour flipped my whole view on what I could get for my money. Has anyone else bought a townhome here and been surprised by what you found?

Wait, did you check the HOA rules on that deck? I looked at a place with a killer rooftop setup once, but the rules said no grills and you had to book it like a hotel room for parties. Total deal breaker for me. The money you save on outside work can get eaten up fast if they have strict rules about what you can do with your own space. Get a copy of their full rule book before you get too hooked on the view.

That "book it like a hotel room" part is wild. Does that mean you can't even have a few friends over without a reservation? I'd need to know what other normal stuff they consider a "party" that needs a permit.
