That South Blvd open house taught me to always check the flood map

Back in March I walked a listing off South Blvd that looked perfect on paper. Two story, new kitchen, price was right. I didn't pull the FEMA flood map before showing it to a client. Three days later we found out the crawlspace had standing water from the last heavy rain. The seller never disclosed it and the inspector caught it on day two. Now I run the flood map on every single property before I even schedule a showing. Has anyone else gotten burned by a hidden flood risk in the Elizabeth or Plaza Midwood areas?

Flood maps are wrong half the time anyway, you're just scaring yourself.
