Pulled the Mecklenburg County tax record on a South Charlotte listing last month and it showed 2,340 square feet, but the actual floor plan measured 2,180 with a laser. The seller's agent had just copied the tax number into the MLS without ever walking the attic or the bonus room, and my buyer almost overbid by $22,000 based on that fake size. Has anyone else caught a tax record mismatch like this, and do you usually trust the county's number or demand a physical measurement before writing an offer?
