Ngl, I used to just go with whatever Zillow said until this old guy at the Builder's Supply on Central Ave told me to look at the actual list-to-sale ratios for my neighborhood. He pulled out a worn notebook with numbers from 2018 and showed me how much things had shifted after the pandemic. Has anyone else gotten advice from a random clerk that changed how they price a house?

Did the notebook have any data on how long those 2018 comps actually sat before selling? Because that timing matters way more than the price itself, especially when rates have flipped everything since then.
