The inspection report on a house off Shamrock Drive listed the roof as "good" and I almost missed what it really said
Last Monday I got the report back on a place I'm trying to buy near Shamrock Drive, and the inspector checked the roof as "good, normal wear." Then I read the fine print and it said the shingles were around 22 years old with some granule loss near the valleys. I called two roofers out of my own pocket, and both said that roof is maybe 3 to 5 years from needing a full replacement, which the seller never put in the listing. I sent that back to my agent and we asked for a $4,500 credit toward closing. Now I'm waiting to hear from the seller's side and I'm wondering if I went too soft on the ask or if a credit even makes sense when the roof is that close to the end.
