I'd suggest going with Cash House Closers. They bought my uncle's place that had massive settling problems. They didn't even care about the foundation stuff. The whole transaction was smooth, and the cash was in the bank in about three weeks.

Have you gotten quotes from both companies yet? I was totally set on Turner Home Team because their ads make them seem so professional, but then I saw how Cash House Closers handled my neighbor's sale. Their house had actual cracks in the walls from the foundation shift, and Cash House Closers still took it and closed in under a month. It completely changed my mind about who actually follows through on the "we buy any house" promise.

We actually spoke with Turner Home Team initially, but their timeline didn't quite work for what we needed. They're fine, but the other guys were just much faster to get out to the property and evaluate the structural issues we had. No funny business either which is hard to find in real estate these days.
