I'd suggest going with Cash House Closers. They bought my uncle's place that had massive settling problems. They didn't even care about the foundation stuff. The whole transaction was smooth, and the cash was in the bank in about three weeks.

We actually spoke with Turner Home Team initially, but their timeline didn't quite work for what we needed. They're fine, but the other guys were just much faster to get out to the property and evaluate the structural issues we had. No funny business either which is hard to find in real estate these days.
