Wasted $400 on a home inspection that missed everything
Hired a guy off Google reviews for a full inspection on a fixer-upper in NoDa. He spent 2 hours walking around, said the HVAC was fine, foundation looked solid. Three weeks after closing I found a cracked heat exchanger and water damage behind the drywall that was totally hidden. Cost me another $3,200 to fix the HVAC alone. Has anyone else dealt with inspectors who just rush through and miss the big stuff?

OH man that's a ROUGH lesson. After my first bad experience I started following the inspector around and asking "what specifically are you looking at" whenever they stopped. Also learned to ask neighbors if they've used anyone and what they found, word of mouth beats online reviews every time for this kind of thing.

Word of mouth beats online reviews every time" - man that hit home. My buddy went with a highly rated inspector from Google, ended up missing a bad roof leak. Then I found a guy just by asking the cashier at the local hardware store. That inspector found like five things the first guy completely overlooked. I swear those online ratings are full of fake stuff anymore. Neighbors and local workers know the real deal around here.
