Watching a NoDa flip turn around in 4 months

Saw a bungalow on Belvedere sit for 45 days with zero offers. Trim all dead, gray paint, old roof. Then a flipper bought it, did basic stuff: new siding, landscaping, garage door. Listed at $385k, got under contract in 6 days. Same house, just looked cared for. Have you all seen this pattern with unkept homes selling slow in Charlotte?

Take it one step further: the neighborhood itself changes perception too. That same street had two other stale listings for months, then after the flip closed, both got showings within a week. Buyers see one fixed-up house and suddenly the whole block looks more livable. It's not just about the house being clean, it's about the story it tells. A tired house screams neglect everywhere, even if the bones are fine. One good flip can reset the bar for everyone else on the street.
