Just realized my agent's 'must have' list was costing me every offer in Austin
We kept losing to cash buyers on houses under $400k, so I started writing personal letters to sellers with photos of my dog. Got the third place we tried after the seller said our story about starting a family there made them pick us over a higher bid. Who else has tried something outside the normal offer process?

Tried writing a letter once, but my handwriting is so bad the seller probably thought it was a ransom note. Honestly, my dog is cuter than I am, so leading with his photo is just smart strategy. Totally! The whole system feels built for robots, but people sell houses. Honestly, we should all be asking for the seller's realtor's contact to just have a human chat before even submitting. That five minute call can set you apart way more than a bigger number.
