My agent told me my offer on the Denver condo was 'too polite' and needed more teeth, so I added a 12-hour deadline and waived the appraisal gap up to $5k.
Has anyone else had to get aggressive like that to actually win a bid?

Adding a deadline and waiving part of the appraisal gap is a strong move. Did your agent suggest any other specific tactics, like shortening the inspection period or offering a free rent-back to the seller?

Seems like everything's a negotiation now, even buying a house. Gotta play hardball just to get basic stuff done.
