Warning: I was about to drain my entire $15k savings for a down payment in Charlotte until my agent asked me one question about the inspection report.

She pointed to the $8k roof estimate and said 'You know you can ask them to fix that, right?' which made me realize I'd been treating the whole process like a take-it-or-leave-it auction instead of a negotiation. Anyone else almost miss a major repair ask because they were scared to push back?

Totally agree with @xena_webb. My buddy tried to sell his house without an agent to save money. The buyer's agent ended up walking all over him on the inspection stuff, and he lost thousands more than the commission would have been. He said it was like bringing a knife to a gun fight. A pro on your side just knows all the tricks.
