Went to an open house in Charlotte and saw a bidding war start over a broken dishwasher

The agent announced a new offer had come in, and suddenly three couples were arguing about who would cover the repair. It made me wonder if we should just skip houses with obvious issues or try to use them as leverage. Has anyone actually gotten a lower price because of something that needed fixing right away?

Heard about a buddy who bought a place with a cracked window and a leaky faucet. He pointed them out and got the seller to knock two grand off the price at closing. They just gave him a credit instead of fixing it themselves. But that was last year in a slower market, not during a crazy bidding war like you saw. Seems like those obvious problems only help if you're the only one making an offer.

Actually, a cracked window can be a big deal in any market. It shows the seller might be cutting corners on bigger stuff too. A smart buyer could use that to ask for a full inspection, which might scare off other offers.
